Guidelines for Homeowner Maintenance


Proper maintenance ensures the longevity, safety and comfort of your manufactured home or modular. The following schedule is recommended:

Weekly

  • Clean carpets, furniture, sinks, tubs, countertops, and linoleum floors.

Monthly

  • Clean cabinets, replace filters on range hood & furnace, test smoke detectors, GFIC Circuit, check windows & doors.

Quarterly

  • Clean walls and metal siding.
  • Inspect roof stacks, vents, water heater temperature-pressure (T&P) valve, mechanical air ventilation system (especially at the beginning of winter).
  • Check tiedowns.
  • Level and adjust piers. 

Yearly

  • Clean drapery.
  • Inspect painted siding and chassis; touch up paint as needed in the spring.
  • Caulk all joints and opening; inspect bottom boards for damage in fall.
  • Check heat tape and skirting vents for blockages.
  • Winterize swamp coolers and remove hoses from exterior hose bibs. 

Following this schedule will help maintain the safety, efficiency, and appearance of your home, protecting your investment for years to come.
